Role description:

We are seeking a Datacenter Land Acquisition Director to lead the strategic acquisition of land for the next generation of large-scale data centers across EMEA. This is a senior, highly visible role at the forefront of shaping how digital infrastructure integrates with Europe’s power, fiber, and broader infrastructure ecosystem.

Acting as Krios’ trusted technical authority in land acquisition, you will own the front end of the deal lifecycle—identifying, validating, negotiating, and closing complex land transactions across key metropolitan markets. Your work will directly influence site strategy, speed to market, project economics, and long-term sustainability.

You will lead the acquisition of strategically aligned, power‑ and fiber‑ready sites to accelerate the growth of Krios’ data center portfolio, orchestrating a cross‑functional group of technical, legal, financial, and development stakeholders.

This is a high‑impact leadership role suited to a commercially astute real estate professional who operates effectively in complex, fast‑moving markets, executes multiple high‑value transactions in parallel, and is motivated by the scale, strategic significance, and opportunity to shape the future delivery of digital infrastructure.

What you will do:

  • Lead the development and execution of Krios´ land acquisition strategy across EMEA, securing strategically aligned, power- and fiber-ready sites to enable long-term cloud and data center growth.
  • Direct the origination, structuring, negotiation, and execution of complex real estate transactions, including acquisitions, options, phased investments, and development partnerships.
  • Oversee portfolio performance at a regional level, managing pipeline strength, deal velocity, risk exposure, and site readiness to ensure consistent and predictable delivery.
  • Define and shape market strategies, aligning land acquisition priorities with business demand, infrastructure constraints and regulatory landscapes.
  • Ensure all transactions are rigorously aligned with Krios´ financial frameworks, legal standards, operational requirements, and sustainability commitments.
  • Provide executive oversight of due diligence and risk management, ensuring comprehensive evaluation and proactive mitigation of zoning, entitlement, regulatory, technical, and commercial risks.
  • Cultivate and maintain senior-level relationships with landowners, developers, brokers, utilities, and government stakeholders, positioning Krios as a trusted, long-term infrastructure partner.
  • Represent Krios externally in key negotiations, market engagements, and industry forums, enhancing the company´s reputation and access across priority markets.
  • Translate strategic land positions into executable development pathways, ensuring full alignment across technical feasibility, commercial viability, and community considerations.
  • Establish and embed best-in-class processes, governance frameworks, and standards for land acquisition across the EMEA portfolio, ensuring scalability and operational excellence.

Role requirements:

  • 15-20 years of experience in real estate acquisitions, land strategy, or large-scale infrastructure development; data center experience is a strong advantage.
  • Demonstrated success in sourcing and negotiating high-value, complex real estate transactions across multiple jurisdictions.
  • Bachelor´s degree in real estate, law, business, or related field.
  • Strong communications skills and the ability to translate technical complexity into clear strategic and commercial insights.
  • A high level of ownership and autonomy, combined with a pragmatic, innovative mindset.
  • Fluency in English; additional European languages are a plus.

You’ll have direct access to senior management and your work informs real capital decisions. What you will do:

Build and Own the Geospatial Data Platform

  • Design the data model and cloud storage architecture (Azure / AWS / GCP) that underpins all spatial analysis
  • Stand up and maintain a PostGIS database with clean schemas, spatial indexes, and version-controlled datasets
  • Publish internal services —GeoServer, tile endpoints, and lightweight APIs — so the team can query and export without needing a GIS desktop
  • Build automated ETL pipelines (Python + SQL) to source, clean, harmonise, and refresh national datasets: cadastre/parcels, slope and topography, flood zones, electricity grid and capacity, roads, fibre, and planning constraints
  • Own data lineage, licensing compliance, and refresh SLAs — when a dataset is wrong, you are the person who knows and fixes it
  • Work with national sources across target markets — for instance MML (Finland), Lantmäteriet (Sweden), Kadaster (Netherlands), and others, as well as TSO/DSO grid data — and know their quirks

Drive Site Selection Analytics and Deliver Usable Tools

  • Coordinate with team members to design and implement a documented, reproducible multi-criteria scoring methodology: fatal flaw screening, suitability scoring, and scalability ranking
  • Produce ranked site shortlists and board-ready map packs that investment and development teams can act on with confidence
  • Publish a self-serve web map (Leaflet / Mapbox / ArcGIS Online) the development team uses daily for prospecting and due diligence
  • Build simple query interfaces and export workflows so stakeholders can run buffer analyses and generate site packs without waiting for you
  • Iterate tools based on real usage — if the team has a workaround, that is a signal to improve the default

Role requirements:

  • 6+ years in GIS engineering, geospatial data engineering, or a closely related field
  • Strong Python for spatial ETL: GeoPandas, Fiona/OGR, Rasterio, Shapely, GDAL
  • SQL and PostGIS: spatial joins, indexes, window queries, performance tuning
  • Cloud experience (Azure, AWS, or GCP): storage, functions/containers, basic CI/CD
  • Experience publishing web maps: Leaflet, Mapbox GL, ArcGIS Online, or equivalent
  • Solid grasp of CRS/projections, topology, and spatial indexing
  • Portfolio or examples showing end-to-end data platform and tooling delivery
  • Ability to document your methods clearly — assumptions, quality criteria, lineage
  • Familiarity with national cadastre/parcel sources in Europe is an advantage
  • Experience with utility/grid datasets (TSO/DSO), fibre/telco mapping, or INSPIRE data is a plus
  • Fluency in English; additional European languages are a plus

You will work closely with utilities, internal development teams, and external partners to secure grid access, progress interconnections, and deliver reliable, scalable power solutions for major digital infrastructure projects.

This is a high ownership role for someone who wants to build deep expertise in grid-facing data center development, with significant exposure to TSOs, DSOs, and complex power infrastructure challenges—while growing toward senior leadership responsibility.

What you will do:

Work Directly with Utilities and Partners and Deliver Grid Access

  • Build and maintain strong senior level relationships with transmission and distribution system operators positioning Krios as a long term, credible partner
  • Guide site selection and early development by assessing power availability, connection risk, and delivery pathways
  • Lead the end to end utility interconnection process for data center projects, including feasibility, grid applications, power studies, contracting and connection delivery
  • Coordinate external consultants, engineers, and advisors to support grid studies and technical workstreams

Be a Key Contributor to Commercial and Technical Execution and Support Innovation

  • Lead negotiations of grid connection agreements and energy-related contracts and own power due diligence for acquisitions, partnerships, and investment decisions
  • Shape pragmatic power infrastructure solutions that balance speed, cost, reliability, and scalability
  • Contribute to the evaluation of sustainability and flexibility solutions such as BESS, demand response, cable pooling, or behind the meter generation
  • Assess and influence energy policies to identify opportunities where an innovative commercial structure can be utilized to secure grid capacity and equitable tariffs for local communities

Role requirements:

  • 5–8 years of experience in the energy or utilities sector; data center exposure is an advantage but not required
  • Degree in electrical engineering, energy systems, business, or a related field
  • Solid understanding of electricity transmission and distribution networks and how grid access for large loads is secured
  • Experience working with, or alongside, TSOs, DSOs, or regulated network environments
  • Strong communication and coordination skills, with the ability to manage multiple stakeholders and workstreams
  • A proactive, ownership oriented mindset with the curiosity to learn and solve complex problems
  • Fluency in English and German, Italian or French; additional European languages are a plus
